One of River Ridge Commerce Center’s most prolific developers soon will pull the trigger on another major project at the business park.
Jeffersonville-based America Place is finalizing the design of a 150,000-square-foot speculative warehouse at the corner of Salem Road and Lewman Way that should be finished by the fourth quarter of this year.
Taylor King, director of real estate for America Place, said the firm plans to break ground this April on the building — the fourth large warehouse the company has developed at River Ridge. The firm is pushing for a late October opening.
America Place is working with Louisville-based architecture firm Architectural Investments on the design. Investments costs have not been determined.
“We have an idea, but I don’t want to say anything yet,” King said of the cost.
Once completed, the warehouse will be marketed to all manner of industrial users.
“We’re of course open to anything: e-commerce, logistics, manufacturing. There’s no one we would necessarily say no to,” King said.
America Place has acquired 250 acres in River Ridge in the last several years, and King said only about 50 to 60 acres have been developed to date.
The company has completed more than 600,000 square feet of industrial space at River Ridge that is home to three anchor tenants: automotive supplier Tenneco Inc., snack foods company Enjoy Life Foods Inc. and Ford supplier Bluegrass Supply Chain Services.
The company also built and owns a 40,000-square-foot, art-inspired office building that was designed by renowned architect Kulapat Yantrasast near the Amazon.com Inc. fulfillment center in River Ridge. That office building is home to America Place’s headquarters.
River Ridge is home to more than 9,000 workers across several companies, including Amazon, Autoneum, Bose Corp. and BriovaRX. River Ridge official expects the park's total employment to exceed 10,000 employees by the end of this year as new operations from Medline Industries Inc. and Niagara Bottling LLC open.
"I haven’t been here even two years, and the growth is incredible," King said of River Ridge.
